By now, you should already have been pre-approved for a mortgage and found a property that matches your goals, needs, and budget. Fady Gebara at this stage will then conduct a detailed analysis of the property, to ensure that all key features are accounted for in the property value and so that you are aware of the neighborhood’s comparable property values as well, to ensure that you are getting a fair deal.
There are a number of different negotiation strategies we can use. Different listings will call for different negotiation styles to reach the best possible results.
You’ve finally settled on a property and have a price agreed upon! Now, as a buyer, your deposit for the property needs to be sent (usually around 1% of the property’s value). The offer at this stage is still in the conditional period, where financing issues and issues follow a house inspection. Typically, the conditional period takes about five days.
After all conditions have been satisfied, it’s now time to submit the final documentation and make it official. A lawyer is needed at this stage (we can recommend you one if you don’t already have someone in mind). The lawyer assists in closing the transaction and transferring property ownership to you.
